The Client:
The client is a world leader in forensic engineering and consulting with more than 50 offices across the United States, Canada, and the United Kingdom. For the past 35 years, the client has been dedicated to the timely resolution of accidents, claims, and legal disputes.
The Challenge:
The client occupied several leased facilities in Houston which accommodated their evidence storage, regional office and corporate headquarters space needs. As a private company with a preference toward long-term ownership and control of its real estate, the client had a strong desire to consolidate into a facility capable of accommodating its future growth needs while reflecting the culture of the firm in a location central to its employee base.
Unoccupied, Class “A” or “B” office buildings in the Energy Corridor are rarely available for purchase. Finding one of the right size and price is an even greater challenge.
Services Provided:
- Current real estate holdings assessment
- Team assembly: architect, contractor, consultants
- Market search, evaluation and acquisition
- Construction estimates and management
- Business terms and contract negotiation
- Move coordination
The Result:
The Fritsche Anderson team helped the client leverage favorable market conditions in Houston to purchase a Class “A” asset in a location easily accessible to its employees at a price far below replacement cost. The Fritsche Anderson Project Management Team then coordinated all aspects of building refurbishment to deliver a space and investment asset that will accommodate the client’s long term needs.
